All NSW merged Councils are required to review their rates and create one “harmonised” equitable, general rating structure.

As part of this process, Council formed a 10-person community rates review panel, made up of ratepayers from across the LGA and from each rating category (farmland, business, residential).

The panel recommended a set of principles for the new rate structure which has become the basis of the preferred rate structure that was adopted by Council to come into effect from July 1, 2020.

Consultation on this matter has ended, however you can still view information on the rates modelling in the Key Documents panel to the right.

Council recognises that there are cases of genuine financial hardship requiring respect and compassion in special circumstances. Council has adopted a Financial Hardship Assistance Policy, which is available in the Related Information document library.

  • New rate structure adopted

    At the Ordinary Meeting of Council on 30 June 2020, Council adopted the 2020/21 Revenue Policy and the 2020/21 Fees and Charges.

    This included the adoption of a new, harmonised rating structure, making this an important budget period for residents.

    The new property valuations that were undertaken by the NSW Valuer General’s Office in 2019 now come into effect from July 1, along with the introduction of the new rating structure.

    Our rate harmonisation consultation period has now finished-up. Your submissions will be considered by Council at the ordinary meeting on 30 June, before a rating model is formally adopted.

    Information about rates and rating categories will still be available for viewing on this page as we move into the new 2020/21 financial year.

  • Property valuations

    All NSW properties in all council areas are revalued every three years and new 2019 land values will apply from 1 July 2020.

    The NSW Valuer General mailed out land valuation notices in April 2020, however you can look up your 2019 land value on their website here.

    Please note that this rates harmonisation process applies to the general council rates. This process does not affect the annual charges for water, sewer or waste services. Over the next 12 months, Council will continue to review its business plans for the Water, Sewer and Waste business and proposed changes will be discussed with the community.
