Develop Clause that the purchaser understands that the $1 Sale price is only for the residential building itself and does not give right to any land ownership or items other than the building identified. The purchaser also acknowledges and accepts responsibility that they are responsible all fees associated with the removal of the building. This includes any temporary works for access, removal/relocation.
